1. Notice board
It would be beneficial, especially now that more and more people seem to rent units at the Breeze, to put on the notice board a list of useful telephone numbers such as
- Hospitals
- Ambulances
- Fire Department
- Police Station
...
In addition, as I am now aware that drinking water can actually be delivered to the units, I am pretty sure that other tenants or owners would be interested to know that this service is now available at the Breeze. That could be announced on the board as well along with the associated conditions and prices.
2. Newspapers/magazines
It would be nice to have a selection of newspapers (Bangkok Post/The Nation) or at least free magazines such as Hua Hin Today
3. Condition of the fire doors in the Parking area
They seem to be quite rusty and something should be done to address this issue
4. Condition of the emergency doors in the staircases
They are very often dirty and should be cleaned on a regular basis
5. Lack of professionalism of the security guard
Last year, the guards were delivering a very nice and welcoming experience to tenants/owners and were extremely service minded. This has unfortunately dramatically changed: no smile, they often turn their backs on cars arriving leading to drivers using their horns; once the juristic person office has closed, they often leave the barrier on the side which is obviously not the right behavior. In addition, very frequently there are cigarette butts close to their booth; I am not asking them to quit smoking but at least an ashtray should be installed/provided.
6. Birds problem
I am glad to see that this will be addressed (8.4.) as we all recognize the potential health hazard that their excrement is causing. My recommendation would to simply remove all the metal bars/screen walls where birds usually "sit" on as all other systems tested seemed to be inconclusive so far
7. Contracts negotiations
To simplify all contracts renewals and payments, please try to negotiate contracts that run on a yearly basis from Jan 01 until Dec 31.
8. Pool area (front building)
Sun beds are very often rusty; mattresses are sometimes folded, sometimes not; the wooden floor that was replaced in 2013 is poorly maintained; pool should be cleaned before 9 a.m. to ensure that tenants/owners are able to enjoy the pool without being disturbed by the cleaning personnel
9. Pest Control
It would be nice to announce the dates for the whole year 2014 on the notice board
10. Lighting around the trees (Pool level - front buildings)
The spotlights used to illuminate the trees are so low in terms of intensity that it doesn't add any value so either we should put the trees in value or simply remove them as they consume electricity for virtually no benefit.
11. Cleaning issues
11.1. Bearing/ corridor in front of the rooms
At our floor, the quality of the cleaning is really poor, marks/stains are clearly visible on the floor in front of our unit. Other cleaning solutions should be considered rather than using a broom or your cleaning machine. I believe that these stains are coming from the cleaning personnel who "recycle" manually using a large black bag that is dragged on the floor (you should consider providing a bin with wheels for that recycling transfer).
11.2. Inside units
In units, please tell the maids to use vacuum cleaners and not a broom. By the way, when we bought the unit, maids used to be equipped with their own vacuum cleaner, where is it now and why are they not using it anymore?
11.3. Maids during high season
Why don't you call an external company to clean the units to let the five employees (employed by the Breeze) properly allocate their time to clean thoroughly the common areas
11.4. External/Outside windows in units
You should contact a company to clean these external windows at least once a year
12. Quality check by the Management
The building management team should perform regular daily checks on the quality of the work of their teams to ensure maximum efficiency
