Đơn phương chấm dứt hợp đồng trước thời hạn:
Bên A có quyền chấm dứt thực hiện hợp đồng trước thời hạn trong các trường hợp sau:
Bên B vi phạm các quy định về thanh toán tại Điều 3 và không thanh toán đầy đủ cho bên a trong vòng 30 ngày kể từ khi bên A thông báo cho bên B về vi phạm.
Bên B có những hành động khi chưa được sự chấp thuận của bên A mà làm ảnh hưởng nghiêm trọng đến an toàn và kết cấu của nhà xưởng dẫn tới các nguy cơ về an ninh trật tự, cháy nổ và vệ sinh môi trường; Đồng thời, bên B vi phạm nghiêm trọng các quy định về sử dụng diện tích thuê trái với với mục đích đã thỏa thuận và đã được bên A thông báo chấm dứt hành vi vi phạm tới lần thứ 2 nhưng bên B vẫn vi phạm.
