Other sellers are either being given poor information by their selling agents or their agents are suggesting "over the top" prices in order to receive exclusive mandates. These agents will then press the sellers to lower their prices in order to get their properties sold. While this unfortunate practice may work in a rising market, it is the wrong marketing method to use in a tight declining market. Owners would be well advised to insist on a broad view list of prices for properties that have been registered in the deeds office in the past six months so that they can set realistic prices for their homes.Sellers can also do a lot to help in the sale of their homes. Properties need to be brought into the best condition possible without spending huge amounts of money – spring cleaning the garden and house, doing those small repairs that need to be done. A bright, sweet-smelling and tidy house always sells faster, so sellers should make sure that curtains are wide open when potential buyers come to visit.Access is also a big problem, especially in today's high security times. Owners should make every effort to make their homes available to their agents and their buyers at times that are convenient to them. If you are away from your home all day, consider giving a set of keys to your agent so that they can get into your home when they need. If you cannot trust agents to be in your home by themselves, then maybe they should not be your selling agent!
Whatever owners can do to make their homes more attractive to potential buyers makes it easier and quicker to sell. Don't forget to make it attractive to the selling agent. In an era of plenty of overpriced stock estate agents will always sell the easiest properties first.
If you are not getting potential buyers for your property, ask your agent why, listen carefully to the answer, and then do something about making your property the one that they want to sell.
