Đầu tiên, thay mặt Công ty CP Bất Động Sản Bình Thiên An chúng tôi xin chân thành cảm ơn sự tin tưởng và ủng hộ của Quý khách cho Dự án Đảo Kim Cương trong suốt thời gian qua.
Liên quan đến một số thắc mắc của Quý khách về tình trạng pháp lý và thủ tục xin cấp Giấy chứng nhận quyền sở hữu cho các Căn hộ trong Dự án, chúng tôi xin được chính thức thông tin như sau để Quý khách hàng hiểu rõ và an tâm hợp tác cho mục đích cùng chung tay xây dựng một cộng đồng vững mạnh với môi trường sống an lành tại Dự án Đảo Kim Cương chúng ta.
Trước hết về tính pháp lý, chúng tôi xin khẳng định rằng các hồ sơ, quy trình pháp lý của Dự án từ khâu đầu tư cho đến khâu xây dựng hoàn thiện đến nay là hoàn toàn hợp pháp và hợp lệ theo quy định của pháp luật. Để cho rõ ràng và tránh những sự hiểu lầm đáng có, dưới đây là một số thông tin liên quan đến quy trình thủ tục thực hiện các công tác cụ thể như quý Khách hàng quan ngại và yêu cầu.
Về thủ tục và quy trình xin cấp Giấy chứng nhận quyền sở hữu cho các Căn hộ trong Dự án, hiện nay Chủ đầu tư đang ở giai đoạn hoàn tất công tác thu thập hồ sơ để trình nộp lên cơ quan thẩm quyền xin cấp Giấy chứng nhận. Theo đó, Chủ đầu tư đã hoàn tất các nội dung chính như sau:
- Đã được cấp Giấy chứng nhận phòng cháy chữa cháy cho công trình.
- Đã được cấp Giấy xác nhận đăng ký bảo vệ môi trường.
- Đã được cấp địa chỉ cho khu dân cư Đảo Kim Cương.
- Đã được cấp số nhà cho các căn hộ trong khu dân cư Đảo Kim Cương.
- Đã có Giấy chứng nhận đủ điều kiện đảm bảo an toàn chịu lực và phù hợp chất lượng công trình xây dựng để đưa vào khai thác sử dụng.
- Và quan trọng nhất, trong đầu năm nay cơ quan thẩm quyền đã có ý kiến xác nhận của về công trình đủ điều kiện xin cấp Giấy chứng nhận quyền sở hữu nhà ở theo quy định của pháp luật.
Kế tiếp, Chủ đầu tư chúng tôi sẽ tiến hành thu thập hồ sơ pháp lý dự án và dự kiến đến khoảng tháng 12 năm 2015 sẽ tiến hành thông báo đến các Khách hàng mua căn hộ để thu thập hồ sơ cá nhân (CMND, HK, giấy ĐKKH v.v…) trình nộp đến cơ quan thẩm quyền xin cấp Giấy chứng nhận theo quy trình và thủ tục chung. Do các hồ sơ cá nhân này cần phải sao y công chứng và phải còn hiệu lực trong 03 tháng kể từ ngày cơ quan thẩm quyền nhận được hồ sơ nên việc thu thập hồ sơ của Khách hàng như vậy sẽ chỉ được thực hiện theo từng đợt phù hợp với kế hoạch đã định. Chương trình và lộ trình cụ thể về công tác xin cấp Giấy chứng nhận quyền sở hữu như trên sẽ được thông báo rộng rãi đến toàn thể Cư dân vào thời điểm thực hiện.
