Trong vòng 10 ngày kể từ ngày bên bán thông báo, bên mua có trách nhiệm hoàn chỉnh hồ sơ liên quan đến việc xin giấy cấp chứng nhận cho bên bán; Nếu quá thời hạn trên, bên bán sẽ không chịu trách nhiệm về việc xin giấy cấp chứng nhận.
Các bên cùng đồng ý và xác nhận bất kể bên bán có nghĩa vụ xin giấy cấp chứng nhận, việc cấp giấy này sẽ phụ thuộc vào các quy định của pháp luật, có hiệu lực tại thời điểm xin cấp giấy chứng nhận và quyết định của các cơ quan có thẩm quyền.
Để tránh hiểu nhầm các bên xác nhận rằng bên bán sẽ nỗ lực để nhận được giấy chứng nhận cho bên mua, tuy nhiên bên bán sẽ không phải chịu bất kì trách nhiệm nào liên quan đến việc cơ quan nhà nước có thẩm quyền chậm trễ hoặc không cấp giấy chứng nhận cho bên mua.
Các bên cùng đồng ý rằng: Bất kỳ các loại thuế, phí, lệ phí phát sinh liên quan đến việc xin cấp giấy chứng nhận cho bên mua, sẽ do bên mua chịu trách nhiệm thanh toán. Bên mua có nghĩa vụ hoàn thành việc thanh toán cho bên bán tất cả các khoản chi phí phát sinh trong quá trình tiến hành thủ tục xin cấp giấy chứng nhận.
KHi đến nhận giấy chứng nhận quyền sử dụng đất, bên bán thu nốt 5% giá bán căn hộ còn lại và bản gốc hợp đồng mua bán căn hộ chung cư, các phụ lục hợp đồng, bản gốc cá phiếu thu tiền của bên mua
