السلام عليكم ورحمة الله وبركاته أما بعد،،،

بخصوص خطابكم رقم 371000068268 وبتاريخ 18/06/1437هـ واللذي هو بخصوص إعداد "مشروع ضوابط التمويل العقاري التجاري" فأنه يسعدنا طرح الملاحظات/الإقتراحات التالية:
1- المادة الثامنة، والتي تنص على (لا يجوز للممول العقاري منح ائتمان بأي صيغة من صيغ التمويل بما يزيد عن (60%) من قيمة العقار الممول. وللمؤسسة تغيير هذه النسبة وفقا لأوضاع السوق السائدة).
ملاحظتنا حول مبلغ التمويل، نقترح تعديل النسبة لـ (70%) كحد أقصى وتقرر شركة التمويل نسبة التمويل بناء على الضمانات ووضع العميل الإئتماني والمالي.
2-المادة الرابعة، إضافة نقطة خامسة (إذا كان العقار الممول للإستخدام التجاري للشخص طالب التمويل).
3-إضافة مادة/مواد متعلقة بتعثر العميل وآلية بيع العقار وكذلك المستندات والشروط المفترض إستيفائها/إتباعها في مثل هذه الحالات.

هذا ما لزم.
